Basic Estate Planning
At the beginning of any project, one of the first questions we will ask you, our client, is if we may review your testamentary estate plan to ensure that the proper foundation is in place. By testamentary plan, we mean your wills, powers of attorney documents for medical and financial situations, living wills along with any documents that go with your will. We consider the basic testamentary estate plan to be the foundation for carrying out your wishes, and for some of our clients this is the extent of their needs.
General Business Planning
If you are interested in starting a business or converting your existing business to another form of business entity such as an LLC, we can provide guidance regarding the appropriate entity selection. Our goal is to work with you to obtain the best advantages and efficiencies in setting up and running your business. We can guide you as how to best include your business in your estate plan to insure the smoothest transition upon retirement or death.
Real Estate – Commercial
Like our representation of clients in the residential transaction our service to our clients in the commercial real estate transaction draws on our extensive experience gained over many years. We are especially equipped to work with our clients in planning for the purchase or sale of property or to apply for a bank loan. We work with our clients and banks from drafting the purchase agreement or loan application through the due diligence studies to the preparation of the documents necessary to see any project to completion. Our association with local lending institutions enables us to understand and work through the sometimes complex demands of the lender.
Real Estate – Residential
Sessler Law Office is equipped to handle all aspects of the residential real estate transaction. We have extensive experience in representing all parties in a real estate transaction. Sessler Law Office has represented the first time home buyer, the experience investor and many local lending institutions. Our decades of back titles throughout New Hampshire and our association with First American Title Insurance Company since the early 1980s enables us to work quickly and at reasonable price in order to assist our clients, large or small. We pride ourselves in our service to our clients.
Many times our clients want to step beyond basic estate planning and combine lifetime planning and their estate plans into one package of documents. This gives those clients the greatest flexibility in their planning and adds continued control over their assets both during their lives but also afterward. Generally this stage of planning is designed to avoid the costs and delay of the Probate Court process. The Revocable Trust is the plan of choice for these clients. Trust plans can also be designed to protect family property for future generations, pass income and assets to disabled children, and at times, the Trust plans can be designed to avoid or limit federal estate taxation. We pride ourselves in producing affordable Trust documents and in providing continuing assistance through out the funding process.
As we begin to plan for the possibility of our future as well as that of our family members, we are all aware of the expense of a health care facility for short or long term care. We are able to provide counseling that will help you or your family member handle the many hurdles that may arise as you consider hat you or your family member may need. We help you plan, recognize, and deal with all issues of aging that you may face during this difficult time.
Recently we see many instances where the Elder citizens of our communities are being exploited and abused. At times this can come from a trusted family member or friend but also from unsolicited e-mail and other communications from organized criminals. If you or a family member are subject to any behavior that you believe may be either financial or even emotional exploitation or abuse we may be able to help you find the help you need to protect yourself or your loved ones.
Probate: If you have lost a loved one, you may have many issues to deal with during such an emotional time. Whether your loved one had a will or not, a large or small estate, most estates where there is no lifetime trust need to go through the probate process with the court. We will be there to help take care of the estate administration and relieve the stress of managing the financial and administrative affairs during this difficult time. We will help you determine the documents needed, where and how to file the paperwork, how to pay bills and claims and what you need to do to preserve and transfer assets.
